Tim Hose has been a driving force at SYNCO Properties for over four decades. He joined the company in 1983 as Senior Vice President and steadily advanced through leadership roles, ultimately becoming President and CEO in 2008. He now serves as Chairman, providing strategic oversight and guiding the company’s long-term vision. Tim leads all aspects of SYNCO’s operations including property acquisition, financing, asset and property management, development, rehabilitation, and disposition. His leadership has been instrumental in shaping the company’s growth and reputation in the multifamily industry.
Before joining SYNCO, Tim was an officer with Spaulding & Slye Corporation and co-founded Spectrum Properties in Charlotte, contributing significantly to the region’s real estate development.
An active industry leader, Tim is a past President of both the Greater Charlotte Apartment Association (GCAA) and the Apartment Association of North Carolina (AANC). He also serves on multiple boards related to housing and real estate.
Tim holds a bachelor of arts in German and Economics from Davidson College and an MBA with a concentration in Real Estate from the University of North Carolina at Chapel Hill, where he was a Business Foundation of North Carolina Fellow.
Jennings Snider joined SYNCO Properties in 2006 and currently serves as Chief Financial Officer and Chief Operating Officer. In this dual role, he oversees a broad range of operational and financial functions, including corporate and property-level accounting, financial reporting, and the execution of acquisitions, development projects, and debt placements. He also plays a key role in underwriting and project management and works closely with the Vice President of Property Operations on day-to-day operations and the annual budgeting process for all properties.
Before joining SYNCO, Jennings was part of the Real Estate Finance Group at Bank of America, where he gained valuable experience in financial analysis and commercial real estate lending.
Beyond his responsibilities at SYNCO, Jennings has held prominent leadership roles in the multifamily industry, serving as Past President of both the Greater Charlotte Apartment Association and the Apartment Association of North Carolina.
Jennings earned his Bachelor of Arts and Science from the University of North Carolina at Chapel Hill, graduating Summa Cum Laude. He is a member of Phi Beta Kappa and the National Spanish Honor Society. Fluent in Spanish, Jennings also studied abroad in Spain during his time at UNC.
Michelle Sanger brings more than three decades of multifamily property management experience to her role as Vice President of Operations at SYNCO Properties. She joined the company in 2011 as Director of Operations and was promoted to Vice President in 2016.
Michelle oversees the operations of SYNCO’s entire apartment portfolio, providing leadership and strategic direction to senior on-site personnel. She serves as the primary liaison for third-party property owners and asset managers, ensuring operational excellence and strong financial performance. Her responsibilities include managing annual budgeting processes, monitoring financial and various reporting, developing comprehensive business plans for each property, and collaborating with community managers on monthly marketing strategies and ownership reports.
Before joining SYNCO, Michelle spent 18 years at Westdale Asset Management, where she steadily advanced through multiple leadership roles. As Regional Director, she was responsible for the day-to-day operations of nine communities totaling over 2,000 units. Michelle is widely recognized for her contributions to the multifamily industry. She was honored by the Greater Charlotte Apartment Association (GCAA) with the Manager of the Year award, Volunteer of the Year award in 2010, and later that same year was elected to the GCAA board of directors.
She holds both the Certified Apartment Manager (CAM) and Certified Apartment Portfolio Supervisor (CAPS) designations from the National Apartment Association, and earned her bachelor’s degree in Marketing from Marshall University.
Jeff Beverley brings more than thirty years of hands-on experience in property maintenance and construction management across a wide range of residential projects. He joined SYNCO Properties in 2018 and plays a key role in overseeing maintenance operations, renovation efforts, and construction initiatives across the company’s portfolio.
Jeff works closely with on-site service supervisors and property managers to ensure compliance with safety standards, regulatory requirements, and preventive maintenance protocols. He also leads renovation and capital improvement projects, managing all phases from planning and contractor coordination to quality control and budget performance.
Before joining SYNCO, Jeff served as Service Manager at Southwood Realty and later as Regional Service Manager at Cottonwood Residential. At Cottonwood, he managed capital projects across 13 apartments communities, overseeing everything from scope development and contractor selection to project execution and cost control.
Jeff is a licensed commercial and residential contractor and holds multiple certifications in apartment maintenance operations. He earned a diploma with honors in HVAC/Electrical from Gaston College and is an EPA Section 608 certified trainer.
Nicole Peeler brings over two decades of multifamily property management experience to her role as Regional Director at SYNCO Properties. She joined the company in 2013 and is responsible for overseeing day-to-day operations across a portfolio of apartment communities. Her leadership includes guiding senior on-site teams, managing financial performance, coordinating annual budgets, and developing strategic business and marketing plans in collaboration with community managers.
Prior to joining SYNCO, Nicole spent 12 years with Westdale Asset Management, where she advanced through several roles before serving as Regional Director. In that role, she managed operations for 12 communities comprising more than 2,500 units.
Nicole has been an active member of Greater Charlotte Apartment Association (GCAA) since 2005, serving on various committees and graduating from the prestigious Leadership Lyceum program in 2011.
She holds both the Certified Apartment Manager (CAM) and Certified Apartment Portfolio Supervisor (CAPS) designations from the National Apartment Association.
Risa Polk has been a cornerstone of SYNCO Properties since 1986. She joined the company while earning her degree in Executive Administration and has since held a variety of key roles throughout her distinguished tenure.
Currently serving as Executive Corporate Assistant to the Chairman/CEO and COO/CFO, Risa plays a vital role in managing SYNCO’s headquarters office operations. She oversees investor communications and shareholder relations, and acts as the primary liaison between executive leadership, internal teams, and external partners.
Risa’s long-standing service and deep institutional knowledge make her one of the most recognized and respected members of the SYNCO team. Her ability to bridge communication across all levels of the organization has been instrumental in maintaining the company’s culture and operational continuity.
